Asking prices from published listings, not recorded sale prices. Annual changes describe the advertised-price index, not the change in value of an individual home.

Sotogrande and San Roque are reported separately. idealista publishes Sotogrande, San Roque and Alcaidesa as separate areas, although Sotogrande belongs to the municipality of San Roque and Alcaidesa is split between San Roque and La Línea. The area idealista calls San Roque (€1,528 per m² in August 2026) should not be read as an average for the whole municipality.

In August 2026, Sotogrande’s asking-price index was 33% below Marbella’s, 20% below Estepona’s, 7% below the Málaga provincial figure and about 5% below the Faro district’s. Manilva, the neighbouring municipality to the east, asked about 24% less. Within Sotogrande, Sotogrande Costa asks the most and the Guadiaro valley villages the least.

The Sotogrande figure is not a simple average of the districts shown here: idealista combines local medians using geographical weights, after filtering and removing duplicate listings (methodology (opens in a new tab)).

District figures describe broad patterns, not individual properties. Asking-price indices and recorded sale prices describe different sets of homes; the gap between them should not be read as the discount a buyer can expect to negotiate.

A price-index comparison, not a promise that a home of exactly this size is available. Individual properties vary widely: terraces, parking, storage, condition, plot size and sea or golf views all move the price, and built area is measured differently from usable area.
