Sotogrande is a residential community within the municipality of San Roque, in the Andalusian province of Cádiz. Its development began in 1962 under Joseph McMicking and Mercedes Zóbel de Ayala. San Roque had 34,873 residents in 2025, including 6,264 foreign nationals, of whom British nationals were the largest group.

Today Sotogrande brings together a marina with 1,382 berths, several 18-hole golf courses, among them Real Club Valderrama, which hosted the 1997 Ryder Cup, and polo in summer at Santa María Polo Club. Sotogrande International School offers the IB pathway from 3 to 18, and the villages of the Guadiaro valley provide everyday services and state schools.

The appeal is the setting and the price against its better-known neighbours: asking prices about a third below Marbella's (€3,984 per m² against €5,956 in August 2026), Gibraltar airport about 21 km away and Blue Flag beaches along the coast. For most journeys, plan on a car. Read more about living in Sotogrande.

Sotogrande or Marbella

Looking at the Costa del Sol? Sotogrande asks about a third less than Marbella.

Marbella is where many buyers start their search on the Costa del Sol. Sotogrande is about 56 km west of it by road, follows the same general purchase-tax rates and asks about a third less per square metre. Neither is better. They suit different people.

Marbella may suit you better if

  • you want Puerto Banús and the Golden Mile on your doorstep
  • you want a larger town with nightlife and shopping
  • you want to be closer to Málaga airport
  • price per square metre matters less to you

Sotogrande may suit you better if

  • you want about half as much space again for your money
  • you want a marina, golf and polo close to home
  • you want an IB school from 3 to 18 nearby
  • you want Gibraltar airport about 22 minutes away

Asking prices averaged €3,984 per m² in Sotogrande against €5,956 in Marbella (August 2026). Both are in Andalusia, so the same general purchase-tax rates apply.
