Sotogrande is not one market. idealista divides it into five districts, and we group them into four broad areas to help you find your way. These are editorial groupings, not official boundaries, and they do not always match the names used in property advertising. District asking prices run from €2,701 to €4,344 per m².
The Marina. Apartments and penthouses around Puerto Sotogrande, on the quays and the islands of the port. idealista’s Puerto de Sotogrande–La Marina district recorded €4,305 per m² in August 2026.
Sotogrande Costa and Torreguadiaro. The coastal part of the estate, with villas, apartments and townhouses and Real Club de Golf Sotogrande, and the coastal village of Torreguadiaro at the eastern end. We keep their prices separate: €4,344 per m² in Sotogrande Costa, the highest of the five districts, and €4,099 in Torreguadiaro–San Diego, in August 2026. Torreguadiaro beach held a Blue Flag that year.
Sotogrande Alto and La Reserva. The hills, with golf, villas and newer apartment developments. The Sotogrande Alto district, which idealista also uses for listings in La Reserva, recorded €3,901 per m² in August 2026.
The Guadiaro valley villages. Guadiaro, Pueblo Nuevo and San Enrique, with everyday services, state schools and village houses. idealista reports them as one district: €2,701 per m² in August 2026, the lowest of the five.
In August 2026, all five Sotogrande district figures were below Marbella’s municipal figure (€5,956), and all five were more than 10% below Estepona’s (€4,961). Nearby Alcaidesa, partly in San Roque and partly in La Línea de la Concepción, is reported separately (€3,399).
