Living in Sotogrande

Last updated:

Apartments around Sotogrande marina.

Sotogrande is a residential community within the municipality of San Roque, in the province of Cádiz, at the western edge of the Costa del Sol. Its development began in 1962 under Joseph McMicking and Mercedes Zóbel de Ayala (Sotogrande (opens in a new tab)). It is not a municipality of its own: local services, taxes and the municipal roll belong to San Roque.

Sotogrande and the surrounding area have several faces: the Marina, with apartments around the port; Sotogrande Costa, the coastal part of the estate, with villas, apartments and townhouses; Sotogrande Alto and La Reserva, on the hills, with golf and newer homes; and the villages of the Guadiaro valley, Guadiaro, Pueblo Nuevo and San Enrique, where many everyday services are. Torreguadiaro is the coastal village at the eastern end.

Who lives here. San Roque had 34,873 residents in 2025, with an average age of 41.7, and its population grew by 15.9% between 2014 and 2024. It recorded 6,264 foreign nationals, about 18% of the population; British nationals accounted for 34.0% of that group (IECA (opens in a new tab)). These figures cover the whole municipality of San Roque, not Sotogrande alone.

The marina. Puerto Sotogrande has 1,382 berths for boats from 8 to 70 metres and is operated by Puerto Sotogrande S.A. (Puerto Sotogrande (opens in a new tab)). It held a Blue Flag in 2026.

Golf and polo. Real Club Valderrama, which hosted the 1997 Ryder Cup, Real Club de Golf Sotogrande, La Reserva Club and The Alto Club, renamed from Almenara in 2025, each have an 18-hole course; La Cañada in Guadiaro and San Roque Club are close by (RFEG (opens in a new tab); The Alto Club (opens in a new tab)). Santa María Polo Club holds tournaments in summer; the 2026 Polo Valley calendar listed tournaments in July and August (Santa María Polo Club (opens in a new tab); Polo Valley (opens in a new tab)).

The coast. In 2026, four beaches in San Roque held Blue Flags: Puerto Sotogrande, Torreguadiaro, Cala Sardina and Alcaidesa–El Faro (Ayuntamiento de San Roque (opens in a new tab)).

  • €3,984 — average asking price per m², August 2026 (idealista)
  • 1,382 — berths at Puerto Sotogrande
  • 4 — Blue Flag beaches in San Roque, 2026
  • 6,264 — foreign nationals in San Roque, 2025 (IECA)

The appeal is the setting and the price. Asking prices about a third below Marbella’s (€3,984 per m² against €5,956 in August 2026), a marina, championship golf, polo and an IB school, and Gibraltar airport about 21 km away.

Practical points. The M-240 (Estepona–La Línea) lists stops in Torreguadiaro, the valley villages and Sotogrande Alto, and the M-271 (La Línea–Tesorillo) serves Guadiaro, Pueblo Nuevo and Sotogrande Alto (M-240 (opens in a new tab); M-271 route (opens in a new tab)); a stop named Sotogrande Alto does not mean a service close to every home. For most journeys, plan on a car.

IECA (2025); Puerto Sotogrande; RFEG; Ayuntamiento de San Roque (2026); idealista (August 2026). Prices and services change; confirm current figures before deciding.
