Estepona is about 28 km east of Sotogrande, about 23 minutes by road (Rome2Rio, October 2026). Both are on the western Costa del Sol, share the same general purchase-tax rates and attract many international buyers.

Sotogrande’s index was about 20% below Estepona’s: on an illustrative 90 m² home, €358,560 against €446,490, a difference of €87,930 before taxes and fees, and, assuming these amounts are the taxable bases and no reduced rate applies, a 7% transfer tax of about €25,100 against €31,250. Estepona’s district figures vary: Altos de Estepona, at €3,441 per m², asked less than Sotogrande as a whole.

Sotogrande suits buyers who want more space for their budget and a residential estate with its marina, golf, polo and an IB school, with Estepona about 23 minutes away.
