Sotogrande and Marbella

Last updated:

Marbella is where many buyers start their search on the Costa del Sol. Sotogrande lies about 56 km west of it by road, in the municipality of San Roque (Rome2Rio, October 2026). Both share the same general purchase-tax rates; Sotogrande is also close to Gibraltar airport.

Sotogrande’s asking-price index was about a third below Marbella’s in August 2026 (33% lower): the same budget corresponds to about half as much floor area again. Applying the two indices to an illustrative 90 m² home gives €358,560 in Sotogrande and €536,040 in Marbella, a difference of €177,480 before taxes and fees. Even Sotogrande Costa, Sotogrande’s highest district figure, was about 6% below San Pedro de Alcántara, Marbella’s lowest.

Same general purchase-tax rates

Both are in Andalucía, so the general purchase-tax rates are the same: 7% transfer tax (ITP) on a resale home, or 10% VAT plus 1.2% Andalusian stamp duty (AJD) on a typical new home bought from a developer. On the illustrative 90 m² resale home, the 7% transfer tax would be about €25,100 in Sotogrande against about €37,520 in Marbella, assuming the purchase price is the taxable base and no reduced rate applies. Local property taxes can differ: compare the actual IBI bills for the properties on your shortlist.

What Sotogrande offers

About half as much space again for the money. At the August 2026 indices, €300,000 equates to about 75 m² in Sotogrande against 50 m² in Marbella.

A marina, golf and polo. Puerto Sotogrande, with 1,382 berths; Real Club Valderrama, Real Club de Golf Sotogrande, La Reserva and The Alto Club; and summer polo at Santa María Polo Club.

An IB school from 3 to 18. Sotogrande International School.

Gibraltar airport about 22 minutes away, and Málaga airport about 1 hour 6 minutes (Rome2Rio, October 2026).

What Marbella offers

Puerto Banús and the Golden Mile, with Puerto Banús’s 915 berths, beach clubs, restaurants and nightlife.

A larger town closer to Málaga airport. 159,786 registered residents in 2025, and about 32 minutes to the airport.

Specialist hospital care and international schools. Hospital Universitario Costa del Sol, and international schools including Aloha College and Swans, both offering the IB Diploma.

Who each place suits

Marbella suits buyers who want Puerto Banús, the Golden Mile and the nightlife on their doorstep, and Málaga airport closer.

Sotogrande suits buyers who want more space for their budget, a marina, golf and polo close to home, an IB school nearby and Gibraltar airport about 22 minutes away.
