The Guadiaro valley villages

Last updated:

Guadiaro, Pueblo Nuevo and San Enrique are the villages of the Guadiaro valley, beside the Sotogrande estate. They are where many everyday services are: public clinics, state schools, shops and village houses, with La Cañada golf club in Guadiaro.

idealista reports the three villages as one district, San Enrique–Guadiaro–Pueblo Nuevo.

August 2026 asking-price data from idealista (Sotogrande (opens in a new tab) and the San Enrique–Guadiaro–Pueblo Nuevo district (opens in a new tab)). The figure covers the whole district, not each village separately. Annual changes describe its advertised-price index, not the change in value of an individual home. The floor areas are budget comparisons before purchase costs and taxes.

The valley district asked about 32% less per square metre than Sotogrande as a whole. As an example, a three-bedroom village house on Calle Almenara in Guadiaro was advertised at €259,000 for 110 m², when checked on 19 October 2026; the listing stated that it was let to tenants (listing (opens in a new tab)). This is one advertised example, not an area average.

Living there all year

Health care. The SAS lists the Guadiaro clinic and the San Enrique de Guadiaro clinic in the San Roque health zone (SAS (opens in a new tab)).

Schools. CEIP Gloria Fuertes in Guadiaro and CEIP Barbésula in San Enrique provide state infant and primary education, and IES Sierra Almenara in Guadiaro state secondary education (CEIP Gloria Fuertes (opens in a new tab); CEIP Barbésula (opens in a new tab); IES Sierra Almenara (opens in a new tab)).

Buses and airports. The M-240 serves Guadiaro, Pueblo Nuevo and San Enrique; the M-271 serves Guadiaro and Pueblo Nuevo on its route between La Línea and Tesorillo (M-240 (opens in a new tab); M-271 (opens in a new tab)). Rome2Rio estimates about 22 minutes by road from its Sotogrande reference point to Gibraltar airport; the journey from your property will depend on its location (checked 19 October 2026).

If you plan to let the property

Have your lawyer confirm the current San Roque municipal rules for the specific property, alongside the regional requirements and, where there is one, the community’s rules, before relying on rental income. If the property is already let, check the tenancy contract and its duration before you commit.

Who the Guadiaro valley villages suit

The valley villages suit buyers who want everyday Spanish village life with services and state schools close by, at asking prices well below the rest of Sotogrande.

For the port, look at the Marina; for golf and villas, Sotogrande Alto or Sotogrande Costa.
