Health care. The Guadiaro and San Enrique clinics are in the valley below; see Healthcare for hospitals.

Schools. Sotogrande International School and the International Montessori School Sotogrande are nearby; IES Sierra Almenara in Guadiaro provides state secondary education. See Schools and family.

Buses and airports. The M-240 and M-271 list a stop at Sotogrande Alto; check how far it is from the property. Rome2Rio estimates about 22 minutes by road from its Sotogrande reference point to Gibraltar airport; the journey from your property will depend on its location (checked 19 October 2026).

If you plan to let the property

Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current San Roque municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income.

Who Sotogrande Alto and La Reserva suit

Sotogrande Alto suits buyers who want a villa with space on the hills near the golf; La Reserva suits those looking for a newer apartment with golf on the doorstep, close to the international school.

For the beach or the port, look at Sotogrande Costa, Torreguadiaro or the Marina.
