Sotogrande Costa and Torreguadiaro

Last updated:

A sandy bay with turquoise water near Sotogrande marina.

Sotogrande Costa is the coastal part of the estate, with villas, apartments and townhouse developments, and Real Club de Golf Sotogrande. To the east, Torreguadiaro is a coastal village with its own Blue Flag beach in 2026; Cala Sardina, also a Blue Flag beach that year, lies beyond Torreguadiaro towards the border with Manilva (Ayuntamiento de San Roque (opens in a new tab)).

In idealista’s districts the area covers Sotogrande Costa and Torreguadiaro–San Diego, whose prices we keep separate.

August 2026 asking-price data from idealista (Sotogrande (opens in a new tab), Sotogrande Costa (opens in a new tab) and Torreguadiaro–San Diego (opens in a new tab)). Annual changes describe the advertised-price index, not the change in value of an individual home. The floor areas are budget comparisons before purchase costs and taxes.

Sotogrande Costa had the highest district figure in Sotogrande, and still about 6% below San Pedro de Alcántara, Marbella’s lowest district figure. As an example, a three-bedroom townhouse in Sotogrande Costa was advertised at €845,000 for 218 m², with community fees of €450 per month and IBI stated at €758 a year, when checked on 19 October 2026 (listing (opens in a new tab)). This is one advertised example, not an area average.

Living there all year

Health care. The Torreguadiaro auxiliary clinic is in the village, and the Guadiaro and San Enrique clinics are in the valley (SAS (opens in a new tab)).

Schools. CEIP Barbésula is in San Enrique; families in Torreguadiaro should confirm the current catchment and admissions arrangements with the school. Sotogrande International School is a short drive away. See Schools and family.

Buses and airports. The M-240 between Estepona and La Línea stops in Torreguadiaro. From Rome2Rio’s Sotogrande reference point, Gibraltar airport is about 22 minutes by road, Manilva about 13 minutes and Estepona about 23 minutes; journey times vary with the address (checked 19 October 2026).

Before you buy near the shore

Spain’s Coastal Law generally establishes a 100-metre protection strip inland from the legally defined inner limit of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab), article 23). Ask your lawyer to check the coastal boundaries and restrictions for the specific property, and check flood risk on the official flood maps.

If you plan to let the property

Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current San Roque municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income.

Who Sotogrande Costa and Torreguadiaro suit

Sotogrande Costa suits buyers who want a villa or townhouse near the golf and the sea; Torreguadiaro suits those who prefer a village by a Blue Flag beach.

For an apartment on the water, look at the Marina; for golf on the hills and newer homes, Sotogrande Alto and La Reserva.
