The Marina

Last updated:

Sailing boats and colourful apartments on the promenade of Sotogrande marina.

The Marina is the waterside part of Sotogrande: apartments and penthouses on the quays and on the islands of Puerto Sotogrande, with restaurants and shops at street level. The port has 1,382 berths for boats from 8 to 70 metres and held a Blue Flag in 2026, as did the beach at Puerto Sotogrande (Puerto Sotogrande (opens in a new tab); Ayuntamiento de San Roque (opens in a new tab)).

In idealista’s districts the area corresponds to Puerto de Sotogrande–La Marina.

August 2026 asking-price data from idealista (Sotogrande (opens in a new tab) and the Puerto de Sotogrande–La Marina district (opens in a new tab)). Annual changes describe its advertised-price index, not the change in value of an individual home. The floor areas are budget comparisons before purchase costs and taxes.

The Marina asked about 8% more per square metre than Sotogrande as a whole, and still about 28% less than Marbella’s municipal figure. As an example, a three-bedroom apartment on Isla Carey was advertised at €750,000 for 163 m², with community fees of €200 per month, when checked on 19 October 2026 (listing (opens in a new tab)). This is one advertised example, not an area average.

Living there all year

Health care. Public primary-care options in the area include the Torreguadiaro auxiliary clinic and the Guadiaro clinic, within the San Roque health zone. The area’s public hospital is Hospital Universitario de La Línea de la Concepción (SAS (opens in a new tab)). See Healthcare for private options.

Schools. Sotogrande International School and the state schools of the Guadiaro valley are a short drive away; see Schools and family.

Buses and airports. The M-240 between Estepona and La Línea stops in Torreguadiaro and the valley villages. From Rome2Rio’s Sotogrande reference point, Gibraltar airport is about 21 km and 22 minutes by road, and Málaga airport about 106 km and 1 hour 6 minutes; journey times vary with the address (checked 19 October 2026).

Before you buy near the shore

Spain’s Coastal Law generally establishes a 100-metre protection strip inland from the legally defined inner limit of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab), article 23). Ask your lawyer to check the coastal boundaries and restrictions for the specific property, any rights linked to a berth, and flood risk on the official flood maps.

If you plan to let the property

Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current San Roque municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income.

Who the Marina suits

The Marina suits buyers who want an apartment on the water, with restaurants, the port and a Blue Flag beach on their doorstep.

If you want a villa with a garden, look at Sotogrande Costa or Sotogrande Alto; for a lower budget, the Guadiaro valley villages.
